What Residential PACE Financing Means

Home Run Financing's PACE option is offered through the Florida PACE Funding Agency program. It can finance approved permanent property improvements, but it also creates a recorded assessment and lien that homeowners should understand before signing.

Property-based financing

PACE is repaid as a voluntary non-ad valorem assessment on the property-tax bill, not as a traditional unsecured home-improvement loan.

Eligible roofing work

Approved roof repair, replacement, deck-attachment, secondary-water-barrier and related permanent work may qualify under Florida law.

Florida terms from 5 to 20 years

The available term cannot exceed the expected useful life of the approved improvement. Home Run provides the actual options and fixed rate.

Written terms before signing

Home Run provides the amount financed, rate, APR, fees, annual assessment, first-payment timing and total cost in the official documents.

What may be included

Approved new roofing materials and directly related installation, deck-attachment, secondary-water-barrier, engineering, permit and inspection costs may qualify. Home Run decides whether each product, cost and portion of the scope is eligible.

What PACE is not

It is not a government grant, free roof, insurance payment or promise of savings. It is financing that must be repaid with interest and fees through the property-tax assessment.

How the Home Run PACE Process Works

M&M handles the roofing scope. Home Run handles the application, underwriting, disclosures and financing decisions directly with the property owner.

    Request a roofing assessment

    M&M Roofing reviews the roof and prepares a written scope for the work the property needs.

    Confirm address and project availability

    PACE must be authorized in the property's exact city or county, and Home Run must approve the proposed roofing scope and costs.

    Complete Home Run's secure application

    When appropriate, M&M initiates the request and Home Run sends the property owner a secure application directly. M&M does not collect qualification documents.

    Review every financing disclosure

    Home Run determines eligibility and provides the rate, APR, fees, annual assessment and required confirmation-of-terms call. At least five business days before the agreement, it provides the mortgage holder or servicer written notice of the intent, maximum financed amount and maximum annual assessment. Applying does not guarantee approval.

    Authorize the project after approval

    Financed work begins only after the required approval, notice to proceed and waiting periods. The three-business-day cancellation period runs from the latest required agreement or disclosure delivery date.

    Complete, inspect and confirm

    After the approved work and required permit closeout, the homeowner confirms completion and the PACE assessment is added to the property-tax bill.

Common Florida PACE Eligibility Factors

These are general program factors, not a promise of approval. Home Run performs the official review and may require additional information.

  • The applicant must be an owner of record, and all owners on title must consent.
  • The property must be residential, pay property taxes and be located in a participating Florida jurisdiction.
  • Property taxes, assessments and mortgage debt generally must be current, with no disqualifying involuntary liens or recent property-based default.
  • A property subject to a reverse mortgage is not eligible for Florida residential PACE.
  • Home Run verifies household income and ability to repay; estimated annual payments for all PACE agreements cannot exceed 10% of annual household income.
  • The roofing contractor, proposed products, project costs and permanent improvements must meet program requirements.

Understand These PACE Obligations Before You Sign

PACE can make an eligible roof possible without using a traditional personal loan, but the property-tax assessment has serious legal and financial consequences.

The assessment creates a property lien

The financing agreement is recorded, and the assessment lien has the same dignity as county taxes and assessments.

Escrow or mortgage payments may increase

PACE is billed annually with property taxes. If taxes are escrowed, the mortgage servicer decides how the new assessment changes the monthly escrow payment.

A sale or refinance may require payoff

Home Run permits the assessment to remain with the property, but a seller's, buyer's or refinancing lender may require the remaining balance to be paid in full.

Nonpayment can put the property at risk

Failure to pay may result in penalties, fees, a tax certificate, legal proceedings and possible loss of the property.

PACE is not a grant or free roof

It is voluntary financing that must be repaid with interest and fees. Energy, insurance and property-value savings are not guaranteed.

Compare the full cost and alternatives

Review the APR, fees, annual assessment and total of payments—not only the term. Consider other financing and speak with your mortgage servicer and advisers.

Financed fees can increase the balance

Depending on the official terms, the financed amount may include pre-first-payment interest, origination, recording or reserve costs, and an annual administrative fee may apply.

M&M Roofing is not a lender and does not provide legal, tax or financial advice. For projects estimated at $10,000 or more, Florida law requires the program administrator to advise homeowners that obtaining estimates from more than one unaffiliated registered contractor is a best practice.

Contractor registration or project approval does not mean Home Run Financing or the Florida PACE Funding Agency endorses, warrants or guarantees M&M Roofing or its work.

PACE Roof Financing Questions

Is PACE financing a government grant?

No. PACE is voluntary financing repaid with interest and fees through a non-ad valorem assessment on the property-tax bill. It is not free work, a subsidy or a government grant.

Does Home Run use a credit score to decide eligibility?

Home Run states that it does not use the applicant's credit score to determine PACE eligibility. It may still obtain credit information and must review verified income, debts, mortgage and tax history, insurance and ability to repay. Avoid treating PACE as a no-credit-check approval.

Can PACE finance the entire roof project?

Home Run advertises financing of up to 100% of eligible project costs, subject to approval. Florida generally limits total PACE assessments to 20% of the county property appraiser's just value; local rules, underwriting or ineligible work may lower the approved amount.

Is Home Run PACE available everywhere M&M Roofing works?

No. Roofing-service coverage and PACE availability are different. The property must be in a participating municipality, and the official Home Run list can change. We check the exact address before starting an application request.

Can I pay the PACE balance off early?

Florida law allows the remaining amount to be repaid early without a prepayment penalty, although nominal administrative costs may apply. Confirm the payoff procedure and amount directly with Home Run.

Who decides my rate, payment and approval?

Home Run Financing—not M&M Roofing—determines eligibility, approval, rate, APR, fees, assessment amount and term. M&M provides the roofing assessment, scope and installation contract.
