How M&M Roofing Handles a Roof Replacement

After the roof system and written scope are selected, the project moves from paperwork and scheduling into tear-off, dry-in, installation, and permit closeout. These are the working stages M&M Roofing coordinates on a typical replacement.

  1. 1. Submit the permit and coordinate HOA documents

    M&M Roofing prepares and submits the building-permit application for the contracted roof replacement. If the property has an HOA or architectural-review process, the applicable material, profile, color, contractor, and owner documents should begin early. Association forms, owner signatures, fees, and approval timing vary by community.

  2. 2. Answer plan-review corrections and obtain the permit

    The building department may approve the application or return comments requesting corrections or additional documents. M&M Roofing responds to roofing-plan corrections within the contracted scope and tracks the application through permit issuance. Physical roof work is scheduled after the required permit and prerequisite approvals are in place.

  3. 3. Schedule materials, dumpster, and crew

    Once the permit is available and the selected materials are confirmed, the delivery, debris container, and crew can be coordinated. Materials are often delivered a few days before tear-off, while the dumpster commonly arrives the day before or the morning work begins. Actual timing depends on the property, supplier, weather, and approved schedule.

  4. 4. Protect the home and surrounding property

    Before demolition, the crew establishes access, material-staging, and debris-control areas and protects the home and surrounding conditions for the planned work. Where applicable, that includes covering the pool and setting protection around areas that could be affected by falling material or jobsite traffic.

    Many jurisdictions inspect part of the dry-in or underlayment before the next layer conceals it. M&M Roofing coordinates the applicable inspection and addresses any required corrections before moving forward. Inspector availability, weather, and the permitted assembly can create a planned pause of several days at this stage.

  9. 9. Complete the material-specific roof assembly

    After the required approval, the crew completes any remaining underlayment and installs the specified tile, metal, shingle, or low-slope roof covering with its attachment, flashing, edge, ventilation, and transition details. The sequence changes by material, so the permit documents and approved assembly control the work.

  10. 10. Punch list, final inspection, and closeout

    M&M Roofing reviews the completed work, addresses agreed customer checklist items and required corrections, completes final cleanup, and coordinates the final inspection. After final approval and permit closeout, the homeowner receives the available completion records, including the certificate of completion when issued by the jurisdiction.

Where the installation sequence changes by material

Tile roofing

A permitted tile assembly may require another underlayment layer or inspection step before the tile is loaded or installed. The crew then installs the tile using the specified approved attachment method and completes the hips, ridges, flashings, and accessories.

Shingle or metal roofing

After the applicable dry-in approval, the sequence generally moves into shingle or panel installation. Fastening, panel or shingle layout, ventilation, flashings, penetrations, valleys, edges, and transitions still follow the covering-specific approved system.

Flat and low-slope roofing

Low-slope work follows its specified membrane, base, interply, cap-sheet, flashing, drainage, and inspection sequence. It should not be assumed to use the same layers or checkpoints as a tile, metal, or shingle roof area.

How do I know whether I need repair or replacement?
