A larger roof requires more materials and labor. Roofing contractors measure the actual roof surface, including its slopes and overhangs, rather than just the home's interior living area.

For example, a house with 2,000 square feet of living space does not necessarily have a 2,000-square-foot roof. A garage, covered areas, roof pitch and the home's layout can change the measurement.

02 · The layer beneath your shingles

Your underlayment choice matters

Underlayment is the layer installed beneath the shingles to help protect the roof deck from water. The two main options we discuss for shingle replacements are 30-pound felt and self-adhered underlayment.

30-pound felt, tin-tacked to the deck

Thirty-pound felt, also called No. 30 felt, is mechanically attached to the roof deck with approved roofing nails and metal caps—a method often called tin-tacking.

The complete installation matters. In Broward County, a felt system must meet the applicable HVHZ requirements, including the required layers or sealed deck joints, fastening and overlaps. Self-adhered underlayment

M&M's preferred method is an approved self-adhered underlayment, often called peel-and-stick, installed directly over a properly prepared roof deck where the approved system allows it.

Its adhesive backing bonds the membrane to the deck, creating a protective layer beneath the shingles. Underlayment materials and installation requirements affect the quote. When comparing bids, check the exact product and installation method rather than assuming every estimate includes the same underlayment.

03 · Built for Broward County

Broward County's HVHZ roofing requirements

Broward County is in Florida's High-Velocity Hurricane Zone, or HVHZ. A shingle roof replacement must follow the applicable Florida Building Code requirements for this zone and the permitting and inspection requirements of the building department serving the property. Florida Building Commission

That means the project involves more than selecting a shingle color. The roof system needs appropriate product approvals, underlayment, fastening and installation details. Permit applications and required documents are handled by the building department serving the property. Look for a clearly described, permitted roof system.

04 · Know your wood allowance

Additional plywood and fascia can increase the cost

Your proposal should specify how much wood replacement is included. If the roof needs more plywood or fascia than that allowance covers, the additional work increases the price.

Plywood forms part of the roof deck beneath the underlayment. Fascia is the board along the roof edge. Some deterioration is visible before work begins, while other damage becomes clear only after the old roofing is removed.

Before work begins, check your written estimate for:

  • The included plywood allowance.
  • The included fascia allowance.
  • The price for additional plywood and fascia beyond those allowances.
  • How additional work will be documented and approved.

This helps you compare quotes fairly. A lower initial total may include a smaller wood allowance.

What else can change a shingle roof replacement estimate?

Beyond roof size, underlayment and wood repairs, several project details can affect the price:

Pitch and height
Steeper or higher roofs can require more labor and access equipment.
Roof shape
Hips, valleys and multiple roof sections add cutting and detail work.
Existing roofing
The material and layers being removed affect tear-off and disposal.
Flashing and penetrations
Walls, plumbing vents, skylights and other roof openings need properly detailed connections.
Attached flat sections
A low-slope porch or addition may need a different roofing system and a separate scope in the estimate.

A useful quote should spell out the shingle and underlayment products, tear-off and disposal, installation, permit-related work, flashing, wood allowances and any exclusions. That makes it easier to understand what the quoted price covers.
