We work on both applications together, so the HOA review time is not simply added on top of the permit review time. Both required approvals must be in place before roof work begins. Material lead time may also overlap with these reviews.

HOA approval: generally 1–4 weeks
The first question is whether your home belongs to a homeowners association. If it does, the community may need to approve the roof material, profile and color through its architectural review committee, often called the ARC.
In our experience, that review generally takes one to four weeks. Much of the timing depends on how quickly the community processes its ARC forms, when its reviewers meet and whether the application needs more information.
M&M helps with the HOA submittal and has extensive experience working with these applications. We prepare the roofing information and help address requests, while the association controls its own review and approval schedule. If your property does not require HOA approval, this step does not apply.
Work that can happen in parallel
Permit review: generally 1–5 weeks
While the HOA application is moving forward, we also work on the roof permit submittal. We prepare and submit the package as promptly as possible, subject to the documents and requirements needed for the property.
Across Broward County, our general planning range is one to five weeks for permitting. Each jurisdiction has its own workload and review process. Comments, revisions or missing information can add time, so this is not a fixed turnaround for every city.
The Broward County Building Code Division serves unincorporated areas and contracted municipalities; the authority handling your home depends on its location. We coordinate the applicable permit process, but we cannot control the reviewer's queue.
Working on the applications together can reduce the overall wait. It does not mean construction starts before the required approvals are in place.

Your material choice can change the start date
Approvals are only part of getting ready. The selected roofing material also needs to be available for the scheduled work. These availability observations reflect our sourcing experience in September 2026; we confirm the actual selection with the supplier.
Architectural shingles: usually available
The shingles and colors we commonly use are generally in stock. If a selected option is unavailable, we often expect roughly a week for it to come in. Supplier confirmation still matters, but material availability is usually a smaller scheduling factor for a shingle roof.

The metal materials we commonly use are also generally available. We confirm the selected system, finish and any fabrication or delivery scheduling before setting the construction date. Having material available and having it ready for your specific roof are separate checks.

In our current sourcing experience, we estimate that roughly 70–80% of the concrete tile options we encounter are available from stock. This is M&M's September 2026 observation, not a manufacturer-wide inventory figure.
If your selected tile is not in stock, the manufacturer may need approximately one to three months to have it ready. That wait can move the start date even when the permit and HOA approval are complete.

From demolition to final inspection
Once the permit is issued, any required HOA approval is received, materials are ready and the start date is agreed, the construction phase begins. The ranges below describe elapsed time from starting demolition through final inspection.
Shingle reroof
1–2 weeks
Tear-off itself typically takes 1–2 days.
Shingle to metal
1–2 weeks
From removing the shingles through the metal installation and final inspection.
Tile to metal
2–3 weeks
Allows for tile removal and the work needed for the new metal system.
Tile reroof
2–3 weeks
Assumes the selected tile is ready for the scheduled work.
For a shingle reroof, the one-to-two-day demolition period is only the tear-off. Deck preparation or repairs, underlayment, required inspections, shingle installation and the final inspection still need to fit into the schedule.
For tile reroofs, the two-to-three-week range covers the construction phase, assuming the tile is ready. It is not two to three weeks of demolition, and it does not include a separate manufacturer wait before the job starts.
Dry-in is an intermediate milestone: the prepared roof has its underlayment in place, but the roof covering and remaining inspections may still be ahead. Our Miramar dry-in project shows that stage. Its photos illustrate the work, not a measured project duration.

Weather, inspections and hidden wood damage
A stretch of dry weather and a straightforward roof can make scheduling easier. Rain, larger or more complicated roof areas, access limitations and deteriorated plywood or fascia discovered after tear-off can change how the work progresses.
Inspection timing also matters. We plan around the local building department's normal business-day schedule and available inspection appointments. Weekends, holidays, review workload or a required correction can extend the elapsed time between stages.
For example, Fort Lauderdale's LauderBuild guidance explains that inspections are scheduled based on availability and exact times are not guaranteed. Scheduling options vary by jurisdiction.
Ask which finish date is being discussed.
The day the new roof covering is installed and the day the final inspection is completed may be different. Our planning ranges here include the final inspection, rather than stopping at installation.
A practical way to plan
Start with your approvals, selection and deadline
You do not need to guess a completion date by adding every possible wait. Tell us about your home and we can identify the items that are most likely to determine the schedule.
- Share the HOA requirements early. Send the ARC form, roofing guidelines and community contact information if your home is in an association.
- Choose the system, profile and color early. This lets us check supply and prepare consistent application documents.
- Tell us about any deadline. A sale, move or other fixed date should be discussed before the schedule is set.
- Confirm the milestones. Ask about the expected approval period, material readiness, demolition start, installation and final inspection.
For most projects, the useful question is: what needs to be ready before we start, and how long should the work take once we do? That gives you a clearer picture than a single number that mixes permitting, material wait and construction together.
