A Mediterranean Look With a Lower, Softer Profile
Villa 900 is worth considering when you want curved concrete tile without the taller barrel of Barcelona 900. Its double rolls give the roof texture and movement while keeping a more restrained silhouette.
Whether Villa 900 is the right choice depends on the homeowner's taste and the style of the home. Compare the roof shape, exterior colors and physical tile samples—not just a close-up swatch. If straight, flatter lines are the goal, Saxony 900 Slate is a useful alternative.
Tile adhesive can be a strong attachment option when the exact listed system is installed correctly. Screws are also a valid option. The winning choice is the assembly that meets the roof's design requirements, not simply whichever method has the bigger headline number.

Adhesive and mechanical attachment
How Well Does Villa 900 Work With Tile Adhesive?
Villa 900 has listed adhesive-set configurations, so foam is an established attachment option for this tile—not a workaround. The current Lake Wales NOA includes ICP's APOC Polyset AH-160 HFC and HFO1, as well as other specifically listed adhesives. The foam formulation, quantity and placement must match the tile approval and the adhesive's current component approval.
For an approved adhesive-set system, the bond to the receiving surface is part of the load path. That makes the underlayment and its attachment just as important as the tile above it. Foam does not waterproof the roof, and it does not make an unsuitable underlayment acceptable.
Match the complete system
Confirm Lake Wales Villa 900, the exact adhesive formulation, the wood deck and the compatible underlayment system before installation. Do not borrow values from Barcelona or Saxony.
Follow the approved patty detail
The specified patty count, weight, location and contact govern the bond. A photo or a generic “medium patty” description cannot establish the approved configuration.
Control the installation
Follow the adhesive manufacturer’s surface preparation, application and tile-setting requirements. Maintain required eave, hip, ridge, flashing and drainage details.
Verify the result
Use project-specific moment calculations under RAS 127 and the applicable installation standards. Adhesive-set work under this NOA requires TAS 106 field-uplift testing.
What the NOA Says: Adhesive vs. Screws
| Attachment | Listed configuration | Mf | Reference |
|---|---|---|---|
| One #8 screw | Direct deck; listed minimum 15/32-in. or 19/32-in. plywood columns | 25.8 ft-lbf | Table 4 |
| Two #8 screws | Direct deck; listed minimum 15/32-in. or 19/32-in. plywood columns | 47.1 ft-lbf | Table 4 |
| Two #8 screws on battens | Listed batten assembly—not the direct-deck row | 49.1 ft-lbf | Table 4 |
| APOC Polyset AH-160 (HFC & HFO1) | Two patties, 8 grams each; follow component approval | 26 ft-lbf | Table 5 |
| APOC Polyset AH-160 (HFC & HFO1) | Single patty, 24 grams; follow component approval | 46 ft-lbf | Table 6 |
| APOC Polyset AH-160 (HFC & HFO1) | Single patty, 54 grams; follow component approval | 87 ft-lbf | Table 6 |
The honest comparison
The single 54-gram AH-160 patty is listed at 87 ft-lbf, above the 47.1 ft-lbf two-screw direct-deck row. But the single 24-gram row is 46 ft-lbf, and two 8-gram patties are 26 ft-lbf. So “foam is always stronger than screws” would be misleading.
These are not wind-speed ratings
Mf is an attachment-resistance moment in foot-pounds—not pull-off pounds, pressure in psf, or a hurricane category. A designer must account for roof geometry, design pressures, gravity, field, perimeter and corner requirements using the applicable calculations. This table is not an installation schedule.
Do not mix approvals: this Villa NOA lists AH-160 HFC and HFO1 in these rows. It does not list HFO2 in these rows. Nor should the 24- or 54-gram values be converted into a patty dimension or size label without the matching component detail.
The NOA also lists other adhesives, mortar and a hybrid using two #8 screws plus RTA-1 HFO at the headlap (11 grams, 63 ft-lbf in table 8). That does not authorize adding the capacity of a screw row to an unrelated foam row.

| Consideration | Tile adhesive | Screws |
|---|---|---|
| How the tile is held | A listed adhesive bond connects the tile to the approved receiving surface; exact patty layout matters. | Specified fasteners secure the tile through its holes to the permitted deck or batten assembly. |
| What installation depends on | Compatible underlayment, surface condition, adhesive formulation, quantity, contact and application instructions. | Correct fastener type, quantity, corrosion protection, embedment, deck/batten condition and seating without damaging the tile. |
| Penetrations | Can reduce individual field-tile fastener penetrations where the approved design permits adhesive-only attachment. | Adds tile-fastener penetrations; those are part of a designed roofing assembly, not automatically a leak defect. |
| Verification | The Villa NOA requires TAS 106 field-uplift testing for adhesive-set tile, plus applicable inspections. | Fastener installation and supporting assembly must meet the permitted details and inspection requirements. |
| Cost and later repairs | Includes adhesive, application equipment and installation controls; removing bonded tiles can involve the receiving surface. | Includes fasteners and fastening labor; access to covered fasteners and surrounding tiles affects repair work. Neither method is always the cheaper complete scope. |

Villa 900 vs. Barcelona 900 vs. Saxony 900
Villa 900
Lower double rolls with a flowing Mediterranean character. A middle ground visually between a taller barrel and a flat slate-style roof.
Barcelona 900
A more pronounced high-barrel silhouette. Worth comparing when the owner wants a stronger Spanish or Mediterranean roof statement.
Read the reviewSaxony 900 Slate
Flat, straight courses and a slate-inspired texture. A different direction for homeowners who prefer cleaner horizontal lines.

Benefits and Tradeoffs
Where Villa 900 stands out
- A lower curved profile that can suit a range of Mediterranean-inspired exteriors.
- Twelve Florida selector choices, with warm blends, greens, gray and white options.
- Listed adhesive, screw, batten, mortar and specific hybrid attachment paths.
- Westlake advertises a non-prorated, transferable limited lifetime product warranty, subject to its terms—not an unlimited guarantee on the whole roof.
What to plan carefully
- Concrete tile is a heavy system. Structural suitability, deck condition, loading and staging need professional review.
- Tile can be damaged during handling or roof traffic; individual replacement and safe access need planning.
- Underlayment, valleys, penetrations, hips and ridges remain critical even when the field tile looks sound.
- Premium colors, lot differences and lead times can affect the order. Manufacturer imagery is not a physical sample.

Villa 900 Frequently Asked Questions
How many Villa 900 colors are shown for Florida?
Westlake's Florida selector showed 12 color choices when checked September 9, 2026. Five carried premium labels: Arbor Green, Mission Sunset - Color Coat, Pinto Blend - Color Coat, South Beach Blend - Color Coat and White - Color Coat. Confirm the exact SKU, manufacturing plant, inventory and lead time before ordering.
What is Villa 900 roof tile?
Villa 900 is an interlocking concrete roof tile with two rounded rolls and a lower curved profile. Westlake presents it as a Mediterranean-style option. The Lake Wales NOA describes a low-profile tile with three nail holes for listed direct-deck, batten, mortar or adhesive-set applications.
How is Villa 900 different from Barcelona 900 and Saxony 900?
Villa 900 has a lower double-roll silhouette. Barcelona 900 has a taller, more pronounced barrel, while Saxony 900 Slate creates flatter, straighter courses. The best appearance depends on the homeowner's taste, the home's architecture and the selected physical color sample. Attachment values cannot be transferred between profiles.
Can Villa 900 be installed with ICP/APOC tile adhesive?
Yes. Miami-Dade County, Florida NOA 26-0602.02, expiring September 21, 2031, lists APOC Polyset AH-160 HFC and HFO1 configurations and RTA-1 HFO configurations. Use the exact tile and adhesive approvals, compatible underlayment, required placement and contact, and project-specific design. The NOA also requires TAS 106 field-uplift testing for adhesive-set tile.
Is foam adhesive stronger than screws on Villa 900?
It depends on the listed configuration. Two #8 screws in the direct-deck rows have an attachment-resistance moment of 47.1 ft-lbf. Single-patty AH-160 HFC/HFO1 is listed at 46 ft-lbf for 24 grams and 87 ft-lbf for 54 grams; two 8-gram patties are listed at 26 ft-lbf. These are moment values, not pull-off pounds, wind speeds or universal rankings of all foam and screw systems.
Can screws and adhesive be combined?
Only as an approved, designed hybrid—not by adding separate capacities together. Table 8 lists two #8 screws with APOC Polyset RTA-1 HFO, using 11 grams at the headlap, at 63 ft-lbf. That is a specific RTA-1 configuration; it does not authorize substituting AH-160 into the same hybrid detail.
Does adhesive mean there are no roof penetrations?
No. An approved adhesive-set field can reduce tile-fastener penetrations compared with mechanically fastening each field tile, but eaves, hips, ridges, flashings, underlayment and other components still have their own fastening requirements. Adhesive is not a replacement for a waterproof underlayment system.
What does the Villa 900 Miami-Dade NOA cover?
The supplied NOA 26-0602.02 covers Villa 900 manufactured in Lake Wales, Florida, for wood-deck applications. It was approved September 3, 2026 and expires September 21, 2031, and renews 24-1008.10. It calls for moment-based RAS 127 calculations and installation under the applicable RAS 118, 119 and 120 requirements. Check current approval status for each permit.
Is Villa 900 hurricane-proof or automatically Class A fire rated?
No roof is hurricane-proof. Wind performance depends on the complete roof assembly and site-specific design, including perimeter and corner zones. Westlake markets Class A fire performance, but the tile NOA explicitly excludes fire classification, so the complete assembly's fire documents must be checked separately.
Can I choose the tile color from these photos?
Use the official manufacturer images to narrow the options, then approve a current physical sample for the exact Florida SKU and plant. Screen color, jobsite lighting and production lots can vary. The colors in M&M's jobsite photos have not been assigned catalog names.
How much does a Villa 900 roof cost?
An accurate estimate needs the measured roof area, tear-off scope, deck condition, underlayment, selected color, attachment design, flashing, access and waste allowances. Compare complete roofing scopes rather than a tile-only price. A premium color or more demanding attachment layout can change the quote.
