Plantation permits and association approvals are different decisions

Plantation says HOA, condominium, or property owners’ association approval is not required to apply for or receive a City building permit. The permit also does not override private covenants. A useful roofing plan therefore separates the City’s technical permit package from any color, profile, material, or authorization requirements that apply to the specific property.

For reroofs, the City publishes HVHZ roof forms, a hurricane-mitigation application, a roof-to-wall affidavit, a rooftop-equipment affidavit, and the required owner notification. Current Florida or Miami-Dade product approvals must match the selected assembly, and the applicant uses Plantation’s Accela system with a registered and linked contractor account.

Four Plantation items to resolve before submittal

A complete scope should identify the roof system, property approval path, equipment, and mitigation documents before materials are ordered.

City permit versus association approval

Plantation does not require association approval to issue the City permit, but the property’s private rules can still control color, profile, material, and owner authorization.

HVHZ forms and approvals

The City lists the §1525 roof application, §1524 owner notification, current product approvals, and project-specific affidavits as part of reroof preparation.

Rooftop equipment responsibilities

Solar, gas vents, A/C equipment, waterlines, conduits, curbs, and stands should be identified so separate permits or reinstallation requirements are not discovered after tear-off.

Pre-2002 mitigation screening

Plantation’s current form evaluates existing site-built single-family reroofs using permit era, building value, roof-to-wall conditions, separate-permit needs, and the statutory cost limitation.

Resolve NOC and private approvals

The City says a certified Notice of Commencement is required when the estimate exceeds $5,000 and can be provided at issuance or before first inspection. Association approval remains a separate property matter.
