Tamarac separates City approval from association approval

Tamarac’s current ePermits materials include an Association Affidavit of Awareness. The owner identifies whether the property is governed by an HOA, condominium association, or property owners’ association and acknowledges that a City permit does not replace any separate association approval. That makes ownership and authorization an early roofing question, not a last-minute material issue.

The City’s roof requirements also focus on product approvals, rooftop equipment, roof drainage, asbestos responsibilities, and project-specific engineering when the roof is altered. For multi-family reroofs, Tamarac specifically tells associations and property managers to discuss rooftop A/C stands with the Building Department before submittal.

What makes a Tamarac reroof scope complete

The roof covering, property authorization, equipment, water paths, and mitigation evidence should be reviewed together.

Association status and authorization

Confirm whether an association governs the property, who controls the roof, and which color, material, common-roof, or written-approval steps must be completed outside the City permit.

Rooftop equipment and A/C stands

PV, vents, solar fans, gas vents, conduits, and A/C supports should be identified before the reroof. Multi-family projects can require early discussion of altered or replacement stands.

Drainage and pressure zones

Tamarac’s HVHZ package asks for roof levels, drains, scuppers, overflow paths, elevated pressure zones, and parapets, plus the documents for the selected assembly.

Deck and mitigation conditions

The roof package addresses deck attachment, secondary water barriers, structural-value screening, existing straps or load paths, and the 15% reroof-cost limitation.

Tamarac’s current roof and reroof process

The City portal supports applications, payments, inspection scheduling and results, and permit-history searches. Contractors must be registered with Tamarac before they can be selected on an application.

1

Resolve property and applicant details

Confirm contractor registration, ownership, association status, and the correct current Broward application with Tamarac’s awareness affidavit.

2

Prepare the core roof documents

Include the roof package, applicable product approvals for the covering and rooftop products, asbestos approval, and a Notice of Commencement for work over $5,000.

3

Add altered-roof or equipment documents

Provide signed or sealed plans when the roof is altered, manufacturer specifications, equipment permits, and support details that apply to the property.

4

Coordinate real inspections

Tamarac says photographs do not replace roofing inspections. The City currently offers live virtual inspections for roof permits, but the inspection must still be scheduled and completed through the approved process.

Have a leak, roof report, or replacement question?

Start with the Tamarac property and the decision you need to make.

Repair or replacement: let the roof condition decide

A Tamarac repair can be appropriate for an isolated failure, but a replacement comparison becomes more useful when the problem crosses shared or connected roof sections, equipment supports, drainage paths, or underlayment—and when an association must approve a complete material and color plan.

A focused repair may make sense when

  • • The source is isolated and reachable.
  • • Surrounding materials remain serviceable.
  • • Compatible repair details are available.
  • • The repair can address the actual failure.

Replacement deserves comparison when

  • • Leaks or failures appear in multiple areas.
  • • Underlayment or flashing problems are widespread.
  • • Prior repairs no longer provide a stable base.
  • • A repair cannot reasonably solve the system issue.

Tamarac roofing questions

Does every Tamarac property need HOA approval?

No. Tamarac’s affidavit includes an option for a property that is not association-governed. When an HOA, condominium association, or property owners’ association does apply, its approval remains separate from the City permit.

When does Tamarac require a Notice of Commencement for roofing?

The City’s current roof requirements say a Notice of Commencement is required for work over $5,000. The final document path should be confirmed for the specific permit.

Can photographs be used instead of a Tamarac roof inspection?

No. Tamarac’s roof page says photographs are not accepted as inspection approval. The City currently offers live virtual inspections for roof permits, which are scheduled and conducted as actual inspections.

Why do rooftop A/C stands matter on a Tamarac reroof?

The City warns associations and property managers that replacement equipment may be larger and existing stands may need alteration or replacement. Those responsibilities should be resolved before the reroof application.

Where can Tamarac roof permits and inspections be managed?

Tamarac’s online permit system supports applications, fee payment, inspection scheduling and results, and permit-history searches. Contractors must be registered before they can be selected on an application.

Is M&M Roofing licensed to work in Tamarac?

Florida DBPR lists M&M Roofing and Construction Corp under Certified Roofing Contractor license CCC1332459. Tamarac contractor registration, association, permit, document, and inspection procedures still apply.
