Southwest Ranches permits are electronic and Town-administered

Building-permit and inspection services for the Town of Southwest Ranches are provided by CAP Government. The Town and CAP receive, review, and approve applications electronically through the CAP and Citizenserve portal; paper applications and plan sets are not required under the current online instructions.

The current Town page tells applicants to include the revised Broward Uniform Building Permit Application, a Notice of Commencement, and the permit-type documents. Roofing uses the Town-linked Broward HVHZ package with system sections, approvals, calculations when applicable, roof plans, owner notification, rooftop-equipment information, and hurricane-mitigation forms.

What can change a Southwest Ranches permit package

The Town, CAP, Broward, zoning, engineering, equipment, and roof-system documents should be mapped before the electronic file is submitted.

Town and CAP responsibilities

CAP Government provides building-permit and inspection services for the Town. Broward can supply separate prerequisite reviews, but it does not replace the Town permit process.

Every roof level and structure

Identify all roof sections and structures included in the scope so the application, value, plans, systems, deliveries, and inspections cover the same project.

HVHZ drainage and approvals

The roof package shows levels, drains, scuppers, overflow paths, pressure zones, and parapets plus product approvals or NOAs and calculations for the selected assemblies.

Equipment and prerequisite reviews

PV, solar thermal, gas vents, A/C supports, Town zoning or engineering, and Broward environmental items can create separate permits or pre-issuance approvals.

Southwest Ranches’ current electronic roofing workflow

The current Town webpage controls over an older linked 2022 PDF that still describes paper sets and outdated dollar thresholds.

1

Register in the CAP portal

Create the electronic account and use the Town’s CAP and Citizenserve path to submit the building-permit application and plans.

2

Prepare current core documents

Include the Broward Uniform Building Permit Application effective March 9, 2026, the Notice of Commencement, and the Town-linked roof package.

3

Complete agency and system reviews

Add the applicable HVHZ sections, approvals, calculations, owner and equipment affidavits, and any Town zoning, engineering, or Broward environmental approvals needed before issuance.

4

Follow the issued inspection list

The Town says each permit receives its own required inspection list in the approved documents. Request each inspection at the applicable construction stage.

Have a leak, roof report, or replacement question?

Start with the Southwest Ranches property and the decision you need to make.

Repair or replacement: let the roof condition decide

For a Southwest Ranches property, the decision should consider every structure and roof section included in the work. A localized repair may solve one stable failure, while replacement can be the clearer path when connected systems, multiple structures, equipment, or permit approvals need one coordinated scope.

A focused repair may make sense when

  • • The source is isolated and reachable.
  • • Surrounding materials remain serviceable.
  • • Compatible repair details are available.
  • • The repair can address the actual failure.

Replacement deserves comparison when

  • • Leaks or failures appear in multiple areas.
  • • Underlayment or flashing problems are widespread.
  • • Prior repairs no longer provide a stable base.
  • • A repair cannot reasonably solve the system issue.
