The short answer

All three are 17 × 13-inch Westlake Newpoint concrete tiles with Lake Wales, Florida NOAs, so the first choice is the look: Barcelona 900 is the tall S-barrel, Villa 900 the lower double roll and Saxony 900 Slate the flat, straight-coursed tile. Barcelona is the heaviest per tile, and Saxony has the most Florida colors.

How do Barcelona 900, Villa 900 and Saxony 900 compare?

The chart puts each tile's Miami-Dade NOA next to the Westlake selector counts M&M recorded for its individual reviews. Values belong to the plant named in each NOA; Saxony 900 SKUs from Okeechobee have their own approval.

How do the three profiles look on a house?

Barcelona 900's tall S-barrel creates pronounced curves and shadow lines. Villa 900 keeps a curved, rolling look with a lower silhouette. Saxony 900 Slate reads as straight horizontal courses, closer to a slate or flat roof. The photos are M&M jobs; their exact catalog colors have not been confirmed, so pick colors from a physical sample.

Foam or screws: how is each tile attached?

Each NOA lists attachment-resistance moments (Mf) in foot-pounds for screws, foam patties, mortar and hybrids. These are values for a listed configuration, used in the roof's RAS 127 wind calculation. They are not pull-off pounds or wind speeds, and values cannot be moved from one profile to another.

Selected attachment values from each tile's NOA
TileTwo #8 screws, direct deckAPOC Polyset AH-160 foam (listed range)
Barcelona 90043.2 ft-lbf29 ft-lbf (two 8 g AH-160 patties) to 67 ft-lbf (one 63 g paddy)
Villa 90047.1 ft-lbf26 ft-lbf (two 8 g AH-160 patties) to 87 ft-lbf (one 54 g patty)
Saxony 900 Slate51.7 ft-lbf60 ft-lbf (one 18 g AH-160 patty) to 119 ft-lbf (one 45 g patty)

Larger single patties list higher values, and two small patties can list lower values than two screws. The NOAs also list hybrids: on Barcelona 900, two #8 screws plus 11 g of APOC RTA-1 at the headlap is listed at 57 ft-lbf, and on Villa 900 the same hybrid is listed at 63 ft-lbf. The foam itself carries its own component approval, NOA 23-0614.01 (opens in a new tab), valid until May 10, 2027. More on foam set tile is in our APOC Polyset AH-160 review.

Which one has the most colors in Florida?

Saxony 900 Slate had the widest Florida selection when M&M checked Westlake's selector: 26 choices across the Lake Wales and Okeechobee plants, against 23 for Barcelona 900 and 12 for Villa 900. Villa 900 had the most premium-labeled colors of the three, 5 of its 12. You can browse every color and request samples in our tile color and sample collection.

What is the price difference?

M&M does not publish a price per tile line. The planning range that covers all three is in our Broward tile roof replacement cost guide: about $800 to $1,100 per roofing square for new concrete tile over direct-to-deck self-adhered underlayment with foam attachment, and $1,100 to $1,300 with a #30 base layer plus peel-and-stick (M&M's August 2026 planning ranges). Inside those ranges, three things separate the tiles on a quote: premium-labeled colors, the attachment layout the wind calculation calls for, and roof shape, since hips, ridges and valleys add trim pieces and cutting.

What stays the same whichever tile you choose?

  • The underlayment. M&M's documented tile roofs, including the Barcelona 900 job in Parkland and the Villa 900 job in Miramar, use Polystick TU MAX. See the TU MAX review.
  • The permit package. A Broward reroof permit, such as Hollywood's, asks for the product approval pages for the tile and its components. Our guide to checking a roofing NOA shows what those pages say.
  • The deck work. Rotted plywood and fascia get replaced before any tile goes on, as in the Miramar dry-in project.
  • The weight question for a metal or shingle conversion. All three are concrete tile. Switching from a lighter roof covering to tile needs a deck and attachment review; our metal vs tile guide compares the two.

Frequently asked questions

Which is better, Barcelona 900 or Villa 900?

Neither tile is better on paper; they suit different houses. Barcelona 900 has the taller S-barrel and the heavier listed tile (11.5 lbf against 10.9 lbf). Villa 900 has the lower double roll and the newer NOA, valid until September 21, 2031. Both are 17 × 13 inches with three nail holes. Choose from a physical sample on your own roof line.

What is the price difference between Barcelona 900, Villa 900 and Saxony 900?

M&M's August 2026 planning range for new concrete tile with direct-to-deck self-adhered underlayment and foam attachment is about $800 to $1,100 per roofing square, and $1,100 to $1,300 with a #30 base layer plus peel-and-stick. Westlake marks some colors premium in each line, and premium colors, attachment layout and roof shape move the quote within or above those ranges.

What roof pitch does each tile need?

Only the Barcelona 900 NOA states a minimum slope in its text: 4:12 for mechanically attached tile. For Villa 900 and Saxony 900, the slope requirements come from the approved assembly for your roof, the attachment method and the underlayment's tile-loading limits. Ask for the slope check in your written estimate.

Should tile be attached with foam or screws?

Either can be approved; the tile's NOA lists the values. For two #8 screws on a direct deck, the NOAs list 43.2 ft-lbf for Barcelona 900, 47.1 for Villa 900 and 51.7 for Saxony 900. Foam ranges from 26 to 119 ft-lbf depending on the profile and the patty size. The roof's wind design decides which configuration your roof needs.

Does a bigger foam paddy hold the tile better?

In the NOA tables, larger single patties list higher attachment values: on Villa 900, a 24 g AH-160 patty is listed at 46 ft-lbf and a 54 g patty at 87 ft-lbf. The patty size, count and placement have to match a listed configuration and the project's wind calculation, so the crew follows the specified pattern on every tile.

Can I mix tile profiles on one roof?

Each profile has its own NOA, attachment values and trim pieces, so a mixed roof needs both approvals and both sets of accessories to work on the sections where each tile goes. Ask M&M before planning a different tile for a porch or addition.

Which Westlake tile has the most Florida colors?

Saxony 900 Slate, with 26 Florida choices on Westlake's selector when M&M checked on August 30, 2026: 14 from the Lake Wales plant and 12 from Okeechobee. Barcelona 900 showed 23 on August 28 and Villa 900 showed 12 on September 9. Colors change, so confirm stock with a current sample.
